Description

This place is very different from the classic enclosed malls. It’s a low-rise, open-air complex of pavilions built around a central courtyard with trees. During the day it gets brutally hot from the sun and all the concrete, so a lot of the units sit empty. But closer to sunset the lights come on and the crowd shows up: expats bring their dogs for dinner, and tourists rest here after a long walk along North Road.

Despite the great location right next to giant Terminal 21, this complex leans toward an above-average budget crowd. You’ll find an Argentine steakhouse (Gaucho), Japanese restaurants, a craft beer spot (Beer Hubb) and decent coffee shops. The main complaint from drivers — a completely open-air car park where vehicles turn into ovens, and unhelpful security that won’t lift a finger with directions.

Shops and services on site include Tsuruha Drug Store, Makkha Health & Spa, Top Charoen optical, EDITION beauty salon, Ordinary coffee, Anytime Fitness gym, and LariDea Kids Café — so it’s fine to bring kids along too. McDonald’s is right on the property, not just nearby.

Every Friday and Saturday at 7pm, the Again XL Activity Area (next to the Tops supermarket) hosts a free open-air movie night — dog-friendly, so feel free to bring yours along.

Why visit

Immaculate restrooms — spotless, with bidets, paper and strong AC, which is rare for an outdoor complex.
A great Tops supermarket with fresh deli food and self-checkout. Grab drinks and snacks, then eat them at the free tables in the courtyard.
A solid pick of Asian food: a Taiwanese menu on the 2nd floor (Wanyu Lou restaurant), Japanese ramen spots and all-you-can-eat shabu-shabu.
Great for pet owners — the whole complex is pet-friendly, with plenty of room to walk a dog.

Insider tips

💡 Parking security can be rude and doesn't direct traffic — don't expect help finding a spot.

💡 In the evenings management sometimes cranks up loud club rap instead of chill lounge music, which can make chatting at the tables tough.

💡 Need a pharmacy with good stock, or Japanese snacks? There's a Tsuruha Drug on site.

💡 Some shops are laid out so you can park your bike literally a couple of steps from the glass doors.
